數據顯示，灣區九縣3月房價中位
數漲至139萬元，比去年同期激增
15.5%，漲幅居全州第一，重回兩
年前水平，令想要置產的買家進一
步舉步維艱。
《三藩市紀事報》指出，從2022
年秋季以來，聯邦儲備局因應通脹
大幅升息，衝擊房屋買賣活動，最
新數字反映房價已收復過去兩年的
失地。
灣區核心區五大縣3月房價中
位數全面上漲。房價中位數最高是
聖馬刁縣，高達217萬元，其他依
次為190萬元的聖他克拉縣、175萬
元的三藩市、140萬元的阿拉美達
縣和89萬元的康特拉科斯特縣。
灣區地產經紀協會(BayEast)發
言人史塔克(David Stark)指出，灣
區買家意識到等待房價下降已經沒
有意義，「整體而言，我們正在面
對非常強勁的房價上升」。
市場房屋庫存下降，加上現時
房貸利率維持7%以上，令疫情期
間獲低至3%利率房貸的潛在賣家
只好留在原地。即使房屋掛牌出
售，買家也可能陷入競價戰。
普遍缺乏供應導致灣區九縣
買賣個案減少，3月成交年比銳減
5.4%。康縣降幅達21%位居第一，
低庫存促使該縣房價中位數上漲
9.5%。
對買家而言，高房價和高利率
是雙重打擊，令置產夢更遙不可
及。雖然一些經濟學家預測下半年
可能會降息，但最近幾周強過預期
的通脹，可能意味聯儲局將會保持
現有水平，而房貸利率往往都是跟
隨利率的變動。
有地產經紀認為，買家之間存
在激烈競爭，一些通常較慢的冬季
房屋買賣季節被壓抑的需求重新湧
